Applying for your home

Is it for me?

Employed - Applicants do need to be in permanent employment as financial checks will be made. If you are employed on a contract basis the term of your contract must cover the minimum term of 6/12 months.

Retired - If you are retired you will need to demonstrate pension/additional income.

There are minimum income requirements. Please call for further information on eligibility for specific properties.

Student - We do consider applications from 3rd year, mature and post graduate students. A UK based guarantor will be required. For overseas students we do accept a minimum 6 month advance payment in lieu of guarantor.

Guarantor - A guarantor may be required at our discretion on any application.

Subject to initial qualification and availability we will arrange a viewing of our accommodation

Are there any restrictions on who can apply?

Applicants with children will only be considered for houses. We do not consider applicants in receipt of benefits although our parent company Derwent Living offers a wide range of social housing. Pets are only permitted in houses by prior written permission.

What's next?

We have an easy to complete application form which can be done online. An application fee* reserves your accommodation until approval. We aim to confirm your approval in 2-3 days. If we are having difficulty in obtaining references we will advise you.

Application fees: 1 Bed property £100; 2 Bed property £125; 3 Bed property £150: Charges may vary on accommodation we manage on behalf of other landlords. This covers the administration charge and is non-refundable.

When can I move in?

One of the team will contact you to confirm your application has been approved. We will agree a move in date and arrange to meet you at the property to welcome you to your new home and to hand over the keys. We expect applicants to move in within 2 weeks of their application being approved.

Tenancy Agreement

The Tenancy Agreement (pdf, opens in new window) is a legally binding document. Our tenancies are Assured Shorthold Tenancies and unless otherwise stated are for an initial period of 6 months.

Deposit and Rent

We will require a deposit (minimum one months rent) and the first months rent. Our representative will confirm the amount required and payment methods.. In accordance with legislation your deposit will be protected by the TDS (Tenancy Deposit Scheme). For full terms and conditions www.tds.gb.com Ongoing rent will be due on the first of each month by Direct Debit and we will require you to complete a Direct Debit mandate when you sign your Tenancy Agreement.

Moving in

When we meet you at the property we will also complete a detailed Inventory (pdf, opens in new window) which outlines the contents of the property and state of repair. We will note the number of keys given to you and also take meter readings. You will be given a welcome pack with useful information and contact details.

Living in your home

Who is responsible for repairs and maintenance?

In most cases we or your landlord will sort out problems that occur during your tenancy. You will be given full details when you move in as to who you need to contact for both general repairs in the daytime and emergency contact details when our offices are closed. There are some items which you will be responsible for maintaining/repairing and you will be advised if this is the case when you call.

How long will repairs take?

Repairs are prioritised dependant on the nature of the issue. When you contact us we aim to advise you when we expect to get one of our maintenance team or contractors out to see your property. If we have to order parts or there is likely to be any delay in completing a repair we will keep you advised.

Can I transfer to another property or make amendments to the tenancy?

We will consider requests for transfer and amendments to your tenancy subject to agreed terms and conditions. Further details are available on request.

Leaving your home

How do I give notice to end my tenancy?

We require a calendar months notice to end your tenancy. We will accept this by letter to our head Office: 1 Centro Place, Pride Park, Derby DE24 8RF or by email lettings@derwentliving.com. Please note notice period will start from the date we receive the letter or email.

If you have a joint tenancy one party giving notice will end the tenancy for both parties. If one tenant wishes to remain at the property or another wishes to join and enter into a new lease we will consider such a request. This will depend on the financial circumstances and will be at our discretion and a new tenancy agreement will need to be signed.

What will happen when we receive the notice to end the tenancy?

We will send you a formal acknowledgment letter and towards the end of the notice period will contact you to arrange a final inspection of the property and return of keys/parking permits etc. We will also send you our leaflet.
